Float Structures developed the structural design for the new multi-storey performance venue within a 1950s warehouse at Priestley Way. The project centres on inserting a new steel structure while retaining and celebrating the industrial fabric of the existing building.

A key element is a new two-storey intervention that creates a column-free performance space below with a flexible events floor above. This was achieved using long-span cellular beams of up to 13.5m, selected for their efficiency and ability to integrate building services required for acoustic and theatre systems. These members were supported on a rational grid of slender steel columns and discreet bracing, arranged to preserve circulation and sight-lines.

Dynamic behaviour and serviceability were critical. The beams and floors were proportioned to control deflection and vibration under public-assembly loading, ensuring acoustic stability and user comfort. Bolted, prefabricated steelwork enabled efficient construction within the retained envelope.

Where the new steel interfaced with the existing mezzanines and brickwork, local strengthening and stitching were introduced to rationalise load paths while minimising disturbance. This retrofit-first strategy maximised reuse of the warehouse structure, delivering a flexible, low-carbon structural solution for a new cultural venue in East London.
